Home repairs
Understand common home repairs before you call anyone
Good notes make repairs faster. Record what you see, when it started, and what changed around the same time.

Water and plumbing
Stains, soft spots, and musty smells often point to slow leaks. Know where your main shutoff valve is before you need it.
- Photograph stains and mark their edges to track growth
- Check under sinks and behind toilets monthly
- Shut off water at the main for active leaks
Doors, windows, and drywall
Sticking doors and new cracks can be seasonal movement or a sign of settling. Track whether they change over time.
- Note the width and direction of cracks
- Replace worn weatherstripping to stop drafts
- Patch small drywall holes before painting
When to call a professional
Electrical, gas, structural, and roofing repairs carry safety risks and often require permits and licensed trades.
- Burning smells or warm outlets
- Any gas odor: leave the home and call your utility
- Sagging ceilings or roof lines
